Bid as one flat "post-construction clean," it usually costs somebody a second trip. We price the phases separately and tie them to your milestones.
After trim, before paint touch-up. Debris and material removal, sweep and vacuum, label and sticker removal, cabinet and closet interiors cleared so the next trades are not working around a mess.
Everything a buyer will open, touch, or look through. Cabinets and drawers inside and out, appliances inside and out, fixtures polished, tile and grout, paint and mud off glass and hardware, vents, switch plates, baseboards, and floors finished last.
The pass after the last trade has been back through and before the buyer arrives. Fingerprints, scuffs, resettled dust.
Interior and exterior glass, tracks and sills, screens, and construction film and adhesive, removed without scratching coated glass. The details that keep a walkthrough short.
We rake the lot, pick the button caps and cut-offs out of the grass and the beds, clear the trade debris, and put it in the dumpster. The street and the neighboring lots get walked too — a tidy community is what the sales agent is selling.

We are already in the house at final clean. Inspecting while we are there costs you one visit instead of two, and it happens at exactly the moment the house is clean enough to see clearly.
