Specus Services provides turnover cleaning, seasonal deep cleaning, photo inspection reporting, between-booking repairs, and off-season renovation for vacation rentals and Airbnb properties across Brunswick County. We hold the cleaning and the maintenance together, so problems get caught between guests instead of in a review.

Off-season renovation, while it is not earning

Every summer leaves a list. Scuffed walls, a tired bathroom, flooring that photographs badly, the deck board that keeps turning up in reviews. None of it is worth losing a booking over in July, and all of it is worth fixing in November.

We are a licensed general contractor, so the work goes deeper than paint and patching — and it is aimed at what moves nightly rate and review scores.

Kitchens and baths

Cosmetic refresh or full renovation. The two rooms guests photograph and reviewers mention.

Flooring, paint, and interior finishes

Trim, doors, hardware, and the surfaces that make a listing photo look dated.

Decks, railings, and exterior

Outdoor showers, steps, screens, and the coastal exposure repairs that pile up over a season.

Replacement and installation between seasons, before the calendar fills.

Turnover cleaning and in-season repair

Turnover cleaning

Scheduled changeovers worked to a written scope: beds stripped and made, linens laundered or exchanged, kitchen reset and dishes run, bathrooms disinfected, floors vacuumed and mopped, trash out, consumables restocked, exterior furniture straightened, and a final walk with the lights and thermostat set.

Deep and seasonal cleaning

Pre-season open-up, post-season close-down, and periodic resets — inside appliances, inside cabinets, baseboards and trim, windows and tracks, ceiling fans and vents, grout, and upholstery.

Inspection and photo reporting

Damage, wear, and missing items documented with photos before the next guest arrives, so a claim is a matter of record instead of an argument. The same pass catches the maintenance items that would otherwise surface as a complaint.

Repairs between bookings

Appliances, plumbing, and HVAC take far more use in a rental than in a house. We handle the punch list in the gaps between bookings.

Owners bring you kitchens, decks, and repairs between seasons. We are a licensed general contractor working in the same towns you manage. We can run the project through you or directly with the owner, whichever you prefer. We work alongside you on the owner relationship.
