Master bath gut

Oak Island. Gutted and rebuilt with a walk-in shower, a large niche, a bench under a new glass-block window, 36-inch tile set in a wave pattern, and quartzite counters. The closet got custom cabinetry, valets, and a shoe rack.

Stair rebuild

Oak Island. The stair was buckling and holding moisture, with no insulation between it and the unconditioned space below. We shored the framing and stringers, added insulation and a moisture barrier, and installed solid oak treads.

Wall rebuild

Oak Island. With the siding off, the tower wall's sheathing and framing were badly rotted around the windows. We rebuilt the wall to the engineer's specifications with new sheathing, weather barrier, and flashing.

Oceanfront deck and stair rebuild

Oak Island. The two-story deck, stairs, and oceanfront wall had significant rot and structural damage. We rebuilt them on driven pilings in place of the angled-brace foundation, with Trex composite decking, composite rail, stainless fasteners and hangers, and larger ocean-view windows. An under-deck drainage system keeps the lower level dry in the rain, so it is usable in any weather.

Kitchenette and laundry

Oak Island. An unfinished ground-floor laundry and storage room with its own entrance, converted into a short-term rental suite: new flooring and drywall, cabinets, a floating quartz countertop, and raised appliance platforms. A new income stream for the owners.

Oceanfront deck extension

Oak Island. Doubled the existing deck on new driven pilings, with Trex composite decking and stainless cable rail that keeps the ocean view open.

Rental envelope and deck rebuild

Oak Island. The deck was sagging and had become a hazard. We removed the decking and rebuilt the framing, and demolition exposed significant water damage across the oceanfront wall. We replaced the rotted framing and sheathing and rebuilt the wall with new weather barrier, flashing, James Hardie fiber cement siding, ocean-view windows, and full-view doors, then replaced the interior drywall. Trex composite decking, new railings, a full exterior repaint, and an under-deck drainage system that keeps the lower deck dry and usable. The property now books through much of the off-season.

Whole-house envelope rebuild

Caswell Beach. The finished ground-floor rooms took on water in every hard rain. We opened the walls from grade to roofline, replaced the rotted framing and sheathing, and rebuilt with new weather barrier, flashing, James Hardie fiber cement siding, doors, and windows, then replaced the interior drywall. The rooms have stayed dry since.
